Rental and Occupancy Rules as of January 1st, 2011
1. The Islander is a family-oriented condominium. The regulations do not allow rental to single persons under the age of 25 unless registered and accompanied by parents during the entire rental period. Reservations made by groups under the required age or obtained under other false pretenses will not be honored on arrival and are subject to loss of deposit.
2. Maximum occupancy is six (6), including children and babies. Occupancy is ideal for two couples or a family of four.
3. No pets allowed.
4. A reservation/security deposit of $200.00 (U.S. funds) is due
upon making the reservation. There is a $25 non-refundable
reservation fee included in the $200 security deposit.
$175 of the $200 will be applied toward the rent upon
check in. The Islander will require a swipe of a
credit card to be kept on file during your stay.
This swipe will be used to cover any damages or unpaid
balances.
5. Cancellations must be made fourteen (14) days prior to check-in or deposit will not be refunded. Monthly renters must cancel sixty (60) days prior to check-in date.
If you cancel 14 days prior to your arrival date $175 will
be refunded in the manner in which it was received.
If you cancel less than 14 days prior to your arrival you
will forfeit the entire deposit.
6. Rental payments are due upon check in and are subject to a Florida sales tax. Acceptable forms for deposit and rental payments are traveler's check, Visa, MasterCard, Discover, or cash.
We do not accept American Express or personal checks.
7. Check-in time is 3:00 p.m. Checkout time is 10:00 a.m.
There will be $25 fee charged to all any guest checking in
before 3:00 PM and any guest checking out after 10:00 AM.
8. Provisions Regarding Refund of Security Deposit:
a. Violation of The Islander Rules and General Policies can cause early termination/eviction, and the security deposit will not be refunded.
b. Any damage to the unit or its contents beyond normal wear and tear will be deducted from the deposit.
c. Any missing items-linens, ashtrays, beach towels,
etc.-will be deducted from the deposit.
d. Upon checkout, please lock doors, return keys to front desk, and pay any outstanding charges. Failure to check out
will result in an administrative fee charged to the credit
card on file.
